Oo. Ayon sa BIR, kung kumikita ka sa Airbnb, kahit isa lang ang unit mo o extra room sa bahay, kinokonsidera ito bilang business income.

  2. Host-Only Fee – Host pays 14–16%, walang charge sa guest

  • Gross booking: ₱100,000
  • Airbnb service fee: ₱10,000
  • Net payout: ₱90,000
  • Taxable income = ₱100,000
  • Deductible expense = ₱10,000

Income Tax

Kung ang kita mo ay lagpas ₱250,000 kada taon, kailangan mo nang magbayad ng income tax.

May dalawang option:

  • Graduated rate (15% to 35%)
  • 8% flat rate (kung hindi lalampas sa ₱3M ang gross annual income)

Note: Ang 8% option ay exempt na sa Percentage Tax.

Percentage Tax o VAT

Depende ito sa kita at presyo ng unit mo:

Local Business Taxes

Bukod sa national taxes, kailangan mo rin ng business permit mula sa LGU kung nasaan ang unit mo.
